All of the lots listed operate under a lease that runs to August 1st,
2018. The right to use each lot is completely transferable until that
time.

The ongoing services are paid for by an annual maintenance fee. This
fee pays for property taxes, lawn maintenance, pool heating and upkeep,
garbage pickup, street lighting, snow plowing, security, and year round
water and sewer. The annual fee is approximately $1000 per lot for 2009.
Other utilities, such as power, propane, telephone & cable TV are
available directly from the supplier.
A list of the detailed rules and regulations are available in the
Prospectus, but the most important ones are as follows:
- The speed limit in the campground is VERY SLOW (15 Km/H)
- One RV per site. This includes van, etc. No tents are permitted.
- Sheds must be no larger than 48 square feet and finished in the same
1x8 channel siding that we have used on our service buildings. Colour
restrictions apply also.
- Food and drink and large pool toys and air mattresses are prohibited
in the pool. The adult only pool hours must be respected (2-3 PM, 7-8
PM).
- No sub-letting of the sites is allowed. Friends and family are
permitted to use your RV and site, provided they follow the rules.
The rules are designed simply to foster the quiet enjoyment of the park
by the residents and to maintain a high standard of appearance.
Enjoying Life at The Canyon RV Resort
Canyon Directors continually review and update the “Rules”,
“Guidelines” and just about everything else related to protecting
Lease-Owner investments, maintaining a safe and enjoyable environment and
promoting a sense of “community” at Canyon RV Resort.
What follows is not in any particular order. It is simply a statement of
our “Rules and Guidelines” and it will provide you with a reasonable idea
of what makes life so good at Canyon.
VISITORS or GUESTS:
Anybody using your trailer, other than the Primary Lease Owner, MUST fill
out a “Visitors Form” (available from the Office) and leave it at Office.
This is for Emergency and Security reasons. We also expect VISITORS to be
completely familiar with, and abide by, our “Rules and Guidelines”.
PARKING:
One Vehicle per lot is strictly enforced.
Additional vehicles MUST park in our designated Visitor Parking
Areas.
Maybe you can work out some kind of “shared” parking arrangement with your
immediate neighbors!
PLEASURE CRAFT and OTHER VEHICLE STORAGE:
Storage of boats, quads and other recreational vehicles is NOT PERMITTED at “Canyon”. If you have a storage need, speak to
one of your Directors or a staff member at the Office.
SPEED:
“As Sloooooooooow as you can go!”- “Walking Speed” is our
guideline.
Speeding is simply NOT tolerated.
Owners will not hesitate to remind violators of our posted speed
Guideline.
CONTINGENCY FUND and ANNUAL FEE:
Annually, Directors review the previous years Operating Costs, the Status
of the Contingency Fund, etc and make recommendations about future
increases.
POOL and AREA:
Only “Safety Items” such as water-wings are allowed in the Pool Area.
“Noodles” are allowed so long as they are used for safety and not for
fighting!
Food, beverages, oils, shampoos and other stuff that can contaminate the
pool or pool equipment is NOT PERMITTED in or around the pool.
ALL users are asked to please shower before entering the pool.
ADULT ONLY Pool use is 2 - 3 pm and 7 - 8 pm Daily and is
strictly enforced.
LOT DEVELOPMENT, UPGRADING or RENOVATING:
To help maintain a reasonable degree of order and uniformity, please
discuss your renovation/development plans with any Director. A detailed
Policy/Guidelines for these activities is available from and Director or
from the Office. He or she will then
take your plans to the other Directors for “approval”. A simple majority
of Directors is required before you proceed. Directors will respond
promptly in all cases.
PAINTING and COLOURS:
We recognize that the “World of Colour” continues to change. However, it
is very important that we preserve the visual integrity of “Canyon”. With
that in mind, your Directors support the use of “OLYMPIC 716” and Colours
close to that of the Main Office Building wherever
possible and practical. Please get Directors Approval if you need or plan
to use any other colour.
THINGS THAT GROW!
There is an ongoing Arbor Management Program in place to manage all
tree-related concerns. Trees or Large Shrubs CANNOT be arbitrarily
removed. Any such need is viewed as Lot/Site Upgrading and MUST
comply with the Policy referred to above under "LOT DEVELOPMENT, UPGRADING
or RENOVATION.
SECURITY:
This is everybody’s business! Canyon staff provide basic security
services. However, if you see something that doesn’t seem right, please
inform the Office, a Staff Member or a Director.
USE OF YOUR LOT:
You may park ONE Recreational Vehicle and one other vehicle on your leased
lot. Multiple Recreational Vehicles and/or multiple other vehicles ARE NOT
permitted.
Tents are not permitted on Leased Lots – not even on your deck!
Other “permanent” items - fridges, deep-freezes, etc are not
permitted on decks but can be kept on your lot – out of sight (e.g. In
your shed).
SOCIAL EVENTS:
Various events are held throughout the season and information is usually
posted at the office.
ANNUAL GENERAL MEETING:
Our AGM is held on the Saturday morning of the August Long Weekend –
usually at a location in the Village of Radium. You will be notified of
location and business well in advance.
